1. Village Centre

Created at the crossroads of main access roads, based on historical pattern of Deeside Villages with public space enclosed by close knit buildings and strong street pattern leading to the ‘village square’.  Mixed uses including shopping, leisure and community facilities all concentrated in this area. 2. Open Green Space

Open green space including Keith’s Tower, parkland, fishing lake and playing fields all closely linked to the square.

3. Mixed Uses

Provision for commercial uses, possibly tourist related in the village centre.

 

4. School and Community Facilities

School and Community facilities with playing fields, located close to the square at the heart of the community, encouraging the creation of a meeting place for the village.

5. Streets

Strong street pattern radiating from the village centre.  Tight urban pattern in the centre with buildings on the footpath creating the street spaces where pedestrians dominate and meeting people is encouraged.  Streets changing character as they move to the edge of the village, more gardens, trees and open landscaping forming a transition to the surrounding countryside.

Network of cyclepaths, bridleways and footpaths connecting public spaces within the site and the wider area.

7. Business Uses

Business uses accommodated around the perimeter of the village with easy access to the main road network.

Open space to provide public areas for leisure in different forms including formal activity spaces e.g. football, tennis, bowls and informal woodlands and parklands.

9. Housing

Wide range of housing types and tenures.  High provision of affordable housing.  Housing designed for varying needs.  Allocations of housing within plots capable of permitting future house extensions, provision of housing with capability of home working, e.g. office space.

10. Allotments

Ground allocated for allotment gardens.
